The cost of a slipped day

Construction delays don’t just slow projects down. They quietly bleed the business dry.

For most small and mid-size contractors, the real cost of a delay isn’t the missed deadline — it’s the downstream damage. Stacked trades, escalating material prices, financing carry, and three follow-up projects that start late because this one ran long.

Relay is built to attack the root cause: bad coordination between the GC, the PMs, and the crew. One shared schedule. One inbox. One approval that ripples to every downstream activity — and every word of it captured on the project, ready to export the moment you need the receipts.

Why projects slip

Construction schedules don’t live in spreadsheets. They live in your head — and everyone else’s phone.

Most GCs and PMs run their projects on a Frankenstein of texts, calls, and a Gantt PDF that's a week out of date. Subs follow verbal updates. By the time a delay reaches the right person, the domino has already fallen.

Coordination by phone tag

Schedule changes come in by text, voicemail, group chat — three places at once. PMs hear it first, GCs hear it last, and nothing is the source of truth.

Delays you can’t see coming

One trade slips a week. You re-calculate every downstream activity by hand on a Gantt PDF that’s already a week out of date — and stacked trades cost up to 30% in lost productivity.

Crews showing up cold

Subs and foremen don’t know when they’re up, what changed, or who they’re following. Standups burn 20 minutes answering the same questions every Monday.

Punch lists that vanish

Rework and closeout items scribbled on a legal pad or Excel row don't get assigned, aren't prioritized, and no one knows when they were finished. Projects drag on for weeks past substantial completion because no one owns the last 5%.

How it works

From phone tag to one source of truth — in four steps.

01

Build your schedule

Add a project, drop in activities by trade, set your dates. Link predecessors with a drag if you want them — Relay works either way.

02

Invite your team

Invite each PM, sub, or foreman by email. They create a free account in under a minute — no app to download.

03

The field reports back

Weather, material, an early finish — the crew submits a date change from their phone in 30 seconds. Punch items get assigned and tracked in the same view, so rework doesn't fall off the plan.

04

Approve and cascade

You approve. Relay shifts every downstream activity automatically and notifies everyone affected. Done.

Built for every role on the job

Every role, one source of truth.

Every project runs on a chain of command — a GC at the top, PMs delegating to crews, foremen on the ground. Relay gives each role exactly what they need to stay on time, without drowning them in information they don't need to see.

Top of the chain

General Contractor

Owns the project, sets the schedule, runs the show.

Builds the master timeline. Invites subs and PMs in seconds. Approves changes, sees the cascade ripple out.

  • Create projects + activities with one tool, no spreadsheets
  • One-tap approvals push date changes through the schedule
  • Sees who's on time, who's slipping, who needs a nudge
From $19.99/mo (early adopter) — Starter, Pro, Complete
Middle of the cog

Project Manager

Takes a piece of the GC's schedule and runs a crew underneath it.

Receives projects from any GC. Breaks parent activities into sub-tasks for their own foremen. Handles their crew's requests without ever bothering the GC.

  • Receive work from one or many GCs in a single inbox
  • Create your own projects too — full GC capabilities included
  • Delegate sub-activities to foremen, approve their changes
$249.99/mo — everything in Complete + crew delegation
Hands on the ground

Foreman / Subcontractor

The crew doing the actual work, reporting from the field.

Creates a free account in under a minute. Sees only what they're assigned. Submits schedule changes or completion confirmations from their phone — no app to download.

  • Free account with email and password — always free
  • See only your assigned activity — no schedule noise
  • Request date changes from your phone in 30 seconds
Free, forever
Whole company

Organization

One admin account, seats for every operator, oversight of every project.

The team tier. An admin sets up the org, buys seats, invites operators (GCs and PMs), and gets a read-only bird's-eye of every project the team runs. Bills roll up to one account.

  • One admin, one bill — buy seats and assign them from /team
  • Read-only oversight of every operator's active projects
  • Team logo shows on client portals so branding stays consistent
Admin account is free — pay per operator seat
How the chain works

A GC drops an activity on a PM. The PM splits it into sub-tasks and hands them to their foremen. Weather changes the plan? A foreman submits a date change — only the PM sees it, approves it, and the GC's schedule stays clean. Need to push a parent date? The PM kicks the change up to the GC, who approves it once, and Relay cascades every downstream activity. No phone tag. No texts lost in a group chat. Everyone sees exactly the slice of the project they need to see.

Cascade Engine

Change one date. Relay moves the rest.

Link predecessors and successors with a drag on the Gantt, or pick them from the activity modal — Relay captures the lag automatically and picking a predecessor even snaps the new activity's start into place. No links yet? Relay infers successors from start dates. When a request comes in, one click approves the shift and the cascade preview shows exactly what moves before you commit.

  • Drag-to-link Finish-to-Start dependencies OR pick from the modal
  • Cascade preview shows every downstream shift before you commit
  • Hold out fixed dates — inspections and deliveries sit out the ripple
  • One-click approvals on the Inbox — aging pills flag requests past 48h
  • Custom zoom scrubber under the Gantt: drag to pan, edges to zoom

Punch List

Rework, tracked all the way to sign-off.

Every project has a full-width punch list docked under the Gantt. Add items with a name, description, priority, due date, and status. Assign to a project invitee, someone from your Contacts, or anyone else by email — they get an email with a direct link to their dashboard. Assignees update status themselves; owners and PMs update anyone's.

  • Priority tints each row so urgent items jump out
  • Status dropdown pill editable by owner AND assignee
  • Assignee autocomplete from your private Contacts address book
  • Send punch items to anyone by email — no invite required
  • Docks below the Gantt so schedule + rework live in one view

Project Record

Every change, every comment, on the record.

The job's whole story lives inside the project: who moved a date, when a sub committed, what got approved, what got pushed back. Direct comment threads on every activity replace the text chains that walk out the door when an employee does. When the carrier or owner asks why a job ran long, the answer is a PDF — not an argument.

  • Activity-level comment threads — direct sub ↔ PM ↔ GC
  • Every date change, approval, sign-off, and completion captured
  • Per-activity completion PDFs emailed to the assigned crew
  • One-click project history PDF — carrier-ready, dispute-ready
  • Sub-activity opacity preserved — a PM's foreman delegation stays private
